•You collect the rent, ensure the payment clears as well as follow up on late or missing payment
•You or your Paralegal can file notices
•You handle all maintenance issues, source suppliers, coordinate entry to the property and be on site to let suppliers in
•You would implement a semi annual Property Inspection and Maintenance schedule
•You would oversee the move out process, collect keys, do a property clean up and prep for next Tenants.

Investment Property using a Property Management Service
•The PM Co takes all Tenant Calls for issues and questions 24/7/365

•The PM’s or their Paralegal can file notices

For many investors, Property Management is about time, desire and money. If cash flow is tight, an Investor may not want to have extra fees. If an Investor lives out of town, is short on time, has difficult tenants or really does not want to be in the thick of it, a Property Management Service may be worth looking into.
